    MKG Group renovates, restores, and manages its own portfolio of buildings across the Capital Region.

    At MKG Group, every project begins with a vision—to enhance, preserve, and reimagine spaces that strengthen the fabric of their neighborhoods. From site assessment to full occupancy, each property is thoughtfully developed and managed in-house with precision, purpose, and long-term impact in mind.

    STEP 1: Concept & Site Review

    Projects are initiated based on long-term investment goals and community needs, spanning shelter, commerce, infrastructure, and care.

    • Property walkthrough and condition assessment
    • Zoning and code compliance checks
    • Use case identification and feasibility review
    STEP 2: Budget & Scope Planning

    Renovation plans are built on careful financial modeling, with budgets grounded in square footage, unit pricing, and prior performance benchmarks.

    • Scope defined by structural needs and intended use
    • Budgets estimated in Excel and QuickBooks
    • Historic cost data applied to new projections
    STEP 3: Design & Pre-Construction

    Once the framework is established, drawings are developed and bids are solicited for key subcontractors, suppliers, and materials.

    • Architectural plans received and reviewed
    • Bids confirmed from at least three vendors
    • Insurance, scheduling, and union/non-union status verified
    • Full job details organized by construction code
    STEP 4: Procurement & Scheduling

    All materials and resources are sourced internally through coordinated office systems, ensuring every order aligns with project timelines.

    • Purchase orders issued through MKG’s office
    • Submittals reviewed and approved
    • Procurement scheduled in tandem with manpower planning
    STEP 5: Construction Management

    With planning complete, construction is managed directly by MKG’s project managers, ensuring alignment with budget and design intent.

    • On-site supervision and regular progress checks
    • Billing handled every 30 days or by project phase
    • Communication tracked and documented
    STEP 6: Completion & Transition

    Once construction wraps, properties are transitioned seamlessly into MKG’s management portfolio.

    • Final inspections and punch list completion
    • Utility activation and occupancy approvals
    • Turnover to internal property management team
